KYIV. Oct 23 (Interfax-Ukraine) – PJSC Ukrainian Financial Housing Company (Ukrfinzhytlo) has the resource to issue up to 10,000 preferential loans in 2023 and 12,000 in 2024, Andriy Tarasenko, head of the department of alternative products and partnerships, has said.
“By the end of the year we have the resource for 10,000 transactions. In 2024, we want to increase this figure to at least 12,000. But in order for people to reach the transaction stage, it is important to have a choice of housing, so we encourage developers to become more active in the program. We have demand and real clients, you have apartments that can be sold profitably even in war,” he emphasized during the annual meeting of developers RED Connection by LUN.
Tarasenko noted that after the launch of the eOselia mass mortgage at 7%, the number of applicants increased significantly. The average monthly number of applications was about 6,000; in September, after the start of eOselia at 7%, the number of applications exceeded 16,000.
“At the same time, the conversion, receiving a positive decision from the bank, has increased (up to 20%), but the share of final loans is smaller, since there are very few objects on the market that fit the conditions of the program,” Tarasenko stated.
According to him, at the moment the program’s partner banks have accredited only 11 developers in six regions. The expert called on developers to become more actively involved in the program and sell their apartments, adapting to the eOselia conditions.
“If we talk about partner banks that attract developers, then among the leaders are Globus Bank, Sky Bank and Oschad (Oshchadbank), which launched a simplified accreditation procedure. We hope to obtain several dozen accredited facilities (from Oschad) in the next month,” Tarasenko said.
He added that Ukrgasbank also updated the accreditation regulations and is ready to consider applications from developers.
“The good news is that Ukreximbank has joined us and has already issued the first loans. In the near future we plan to join Sense bank, I think we can expect the first loan from them in October. Kredobank, TAScombank and MTB bank are also accredited and in the process of drawing up contracts, settings at the level of Diia,” Tarasenko said.
According to him, negotiations are underway with a number of other banks.
He also added that work is underway to expand the conditions of the preferential mortgage program, proposals have been sent to the Ministry of Economy. In particular, they plan to add the possibility of lending for the purchase of private houses to the eOselia program, increased coefficients for small cities, etc.
