KYIV. Dec 5 (Interfax-Ukraine) – District shopping centers with an area of up to 20,000 square meters show the best efficiency and remain the most popular format of retail real estate in Ukraine, said Yevhenia Loktionova, director of UTG.
“The most resistant to all shocks and force majeure situations are district shopping centers. This was shown by the realities of the quarantine period, this statement is true even now, during the war. It was retail facilities with a maximum area of 15,000-20,000 square meters that turned out to be the most survivable and economically in demand, which are located in densely populated areas and have a sufficient list of operators necessary to meet the needs of people living nearby,” she told the Interfax-Ukraine agency.
The sustainability of this format is ensured by pedestrian accessibility, people do not have to go by transport to buy food, equipment, clothing, pet supplies or medicine.
“As a result, in all such retail properties, operators are doing excellent business, and management companies have noted almost zero vacancy throughout our recent trashy years,” Loktionova noted.
An important sustainability factor is that objects of this format can easily be powered by one generator, and almost the entire shopping center can be run on it.
“Another positive feature of district shopping centers is the presence of a clear portrait of its customers, their consumer preferences and average income level. Therefore, you can choose the right operators and count on 100% occupancy even when changing operators throughout the entire activity,” says Loktionova.
According to her, in the case of a “weak” tenant, there are no problems finding a replacement for him, since there are more than 450 retail offices in the domestic market that are developing.
