Largest number of active construction sites is in Lviv – M4U

KYIV. Nov 9 (Interfax-Ukraine) – The number of active construction sites in Lviv increased by 1.4% in October – to 212, in Kyiv – by 6.9%, to 185, in Odesa decreased by 8.2% – to 135, founder of M4U Volodymyr Danylenko told Interfax- Ukraine.

"Similar trends are observed in the construction market of the largest cities of Ukraine. However, there are also differences due to the military situation and proximity to the front line. If in Kyiv and Lviv, developers continue to resume construction, and sometimes even start new objects and stages, then in Odesa, the number of active sites decreased in October. The cost per square meter throughout Ukraine has not changed significantly, but the economy class has become the main driver of growth," Danylenko said.

According to M4U analysts, in Kyiv, the growth in the cost per square meter slowed down significantly and in October amounted to only 1.7%, the average price was UAH 60,477. In economy class, a square meter has risen in price by an average of 8%, in comfort class by only 2.7%, and in business class – even decreased by 0.5%. A square meter in elite class new buildings increased in price by 2.5%.

The largest number of offers of apartments is concentrated in the price range of UAH 26,000-48,000 per sq m, among them the most offers of comfort class. Most of the objects under construction and for sale are still located in Holosiyivsky (28 residential complexes), Pechersky (27 residential complexes) and Shevchenkivsky (26 residential complexes) districts of Kyiv.

In Lviv, the rate of growth in the cost of a square meter also slowed down: in October, the growth was 2.3% on average in the city, a square meter cost UAH 40,801. Economy class apartments increased in price most of all – by 5.4% compared to September. A lower figure in comfort class – 4.2%. At the same time, prices for business class and elite housing decreased by 1.7% and 1.3%, respectively.

Most new buildings are sold in the price range from UAH 22,000 to UAH 36,000 per sq m, however, if in Kyiv only economy and comfort class objects fall into a similar range, in Lviv such a cost per square meter can be for new buildings declared in business and elite classes.
