More than 35,000 apartments put in place in Ukraine in 2022 – LUN

KYIV. Dec 30 (Interfax-Ukraine) – More than 35,000 apartments were put in place in Ukraine in 2022, most of all in Kyiv and the region, according to the LUN real estate portal.

According to him, about 13,200 apartments were commissioned in the city of Kyiv, 7,200 in Kyiv region. Among the leaders are also Lviv with 3,800, Odesa with 2,300, Ivano-Frankivsk with 1,600 apartments.

Most of the phases of new buildings that received a certificate of commissioning were recorded in Kyiv region (66), Kyiv (40) and Lviv (32). More than ten phases have also been introduced in Ivano-Frankivsk (17), Odesa (12), Ternopil, Lutsk and Khmelnytsky (10 each).

At the same time, the number of objects at the start of construction in 2022 has halved: as of the third quarter, the construction of 68,000 new apartments has begun, the portal reported.

According to LUN, interest in buying a home has halved compared to the pre-war beginning of the year. Thus, in Kyiv the figure is 45% of the February, in Lviv – 54%, Odesa – 43%, Uzhgorod – 68%, Dnipro – 57%.

At the same time, the cost of housing has risen, despite the decline in demand. According to the portal, the cost of 1 sq m in the most popular class of housing – comfort – in Kyiv increased by 37%, to UAH 37,000, in Lviv – by 60%, to UAH 38,300, in Uzhgorod – by 57%, to UAH 34,200, in Ivano-Frankivsk – by 63%, up to UAH 222,000, in Odesa – by 56%, to UAH 35,900, in Dnipro – by 44%, up to UAH 33,100, in Poltava – by 37%, up to UAH 30,000.

By the end of the year, the cost of the cheapest one-room apartment in Kyiv has grown by 66% since the beginning of the year and amounts to UAH 2.3 million, a two-room apartment – 70% more, UAH 3.2 million, the price of a three-room apartment climbed by 76%, to UAH 4.4 million.

LUN calculated that the number of new buildings available for sale in Kyiv is 83% (182 new buildings by the end of the year) from the pre-war beginning of the year, in Lviv – 103% (121 new buildings), in Odesa – 72% (79 objects), in Dnipro – 63% (42), Ivano-Frankivsk – 98% (70), in Khmelnytsky – 77% (56), and in Ternopil – 132% (69).

"Due to the war and losses in the economy, housing has become less affordable, and the need for it has become much more acute. It can already be argued that more than 1 million families in Ukraine are in need of new housing. It is impossible to satisfy this demand only with already built apartments – so many apartments is not for sale, so Ukraine is waiting for the stage of Large Housing Construction. The state understands this and has plans to expand the scale of preferential mortgages, but this will still not be enough to cover the needs of IDPs, so we expect further steps from the authorities," LUN Marketing Director Denys Sudilkovsky said.

As reported, in 2021, more than 55,000 apartments were put in place in Kyiv region alone, of which 35,000 in Kyiv, 20,000 in the region.
